The buyer is bidding on a Tax Certificate for the 2007 tax year from Dade County, Florida,
Including the right to purchase all overdue liens from 2004.
Per foreclosure law, Holding a Certificate 22 Months from its initial sale
entitles the owner of the certificate the right to
foreclose.

Buyer must do any and all necessary research and due diligence
BEFORE bidding.
Please note that as lien holder, the seller did not visit the
property and is not the owner.
Buyer is advised to inspect property. All photos are not

If the tax certificate is redeemed by the delinquent owner before
transfer to bidder is complete the seller
reserves the right to
substitute a forecloseable tax certificate or land parcel that is of equal to or
higher
than the face value to the seller or refund the auction price if none are
available.
The option is at the discretion of the seller as long as both parties have met all requirements.

Payment confirmation will be expected within 72 hours of the
auction's close.
